Delivering the local BNG solution that kept Onyx moving

When local BNG isn’t available, development can stall. This project shows it doesn’t have to.
Biofarm partnered with Onyx to deliver a locally aligned BNG solution for a new commercial scheme at Tolvaddon Business Park in Cornwall. The development will bring forward 30 flexible units, supporting local businesses, jobs, and economic growth.
At the time, there were no locally registered habitat units available to meet planning requirements. By engaging early, Onyx gave themselves room to move. Together, we set a clear delivery plan, entered into a conservation covenant, and brought forward the registration of our Lesnewth habitat bank in Cornwall.

Working closely with Cornwall Council, we achieved full registration within the agreed timeframe. That meant the scheme could discharge its pre-commencement condition and move ahead without delay.
But this goes beyond unlocking development.
The Lesnewth habitat bank (BGS-221025001) is now delivering real ecological change on the ground. A mix of grassland, heathland and scrub is being restored and managed for the long term, supporting local biodiversity and strengthening connections across the landscape. In a region where habitats have been under pressure, this work helps protect what remains and rebuild what’s been lost.
This is what BNG is meant to do. Not just offset impact but contribute to lasting nature recovery.
