Acorn Property Group: Delivering New Homes in Fairford with a Simple, Compliant BNG Solution

Overview: A Straightforward Path to BNG Compliance

Not every Biodiversity Net Gain solution needs to be complex. Sometimes, success comes from having the right solution in the right place, exactly when it is needed.

Our work with independent housebuilders, Acorn Property Group, is a clear example of how a straightforward, well-aligned off-site solution can keep development moving.

The Challenge: Delivering Much-Needed Homes Without Delay

Acorn Property Group are redeveloping a former school site in Fairford, breathing new life into brownfield site and creating a collection of thirty-four high-quality 1 to 5 bedroom new and converted homes.

To progress the project, they required a compliant BNG solution within the Upper Thames Clay Vales National Character Area. The priority was to secure the necessary biodiversity units efficiently, without introducing delays or unnecessary complexity into the planning process.

The Solution: Ready-to-Go BNG Units in the Right Location

We provided biodiversity units from our newly registered habitat bank at Rycote Farm in Oxfordshire (BGS-150725001).

Because the habitat bank was already established and aligned with local requirements, we were able to secure the necessary units quickly and seamlessly.

The process was simple and transparent, with clear assurance around delivery and long-term habitat management.

β€œThe process was straightforward, with confidence in both delivery and long-term management, allowing us to keep the project moving and focus on creating new homes for the local community.”

The Outcome: Project Momentum Maintained

With BNG secured efficiently, the project was able to progress without disruption.

Acorn Property Group could remain focused on delivering high-quality homes, with confidence that their environmental obligations were fully met.

Why It Matters: BNG That Supports Housing Delivery

BNG should support development, not slow it down. When the right solution is available in the right location, it can remove friction from the planning process and provide certainty for developers.

At Biofarm, we focus on delivering practical, reliable BNG solutions that align with both ecological requirements and project timelines, helping developments move forward while creating lasting benefits for nature.
